A small private facility with four 12x12 stalls and attached lighted paddocks (usable separately for more horses). Two 50/30/20-amp hookups (each handling two rigs) plus a separate 30-amp; water in pasture and barn. A 70x115 lighted arena/pasture, a lighted gazebo with table for guests, a small lounge/tack room, and a bathroom (no shower). Coffee and hot chocolate in the lounge; light breakfast by advance order. Driveway fits rigs up to 40 feet (longer for 4WD), trees cleared to 13 feet. Close to Reimers Ranch, Pedernales State Park, and Dripping Springs Ranch Park (show arena). A furnished tiny house (sleeps two) on Airbnb.
